Hello! My name is Nicholas Calvano and I am thrilled to be here with you today. I like to take a few minutes to get to know my client’s needs and build rapport so that I can customize our services for your specific situation. I am going to share with you how my Coldwell Banker Realty team will get your home sold quickly and efficiently, and certainly for the highest price. I have put together a presentation which I am going to give you a copy of as well, so you can follow along with me. I am going to walk you through the presentation to make sure you see all of the pages and useful information.
It all starts with our history and local market success. Coldwell Banker sells more homes in Sedona and the Verde Valley than any other brokerage! Over $550 million last year! Many of my clients don’t care that we have been the #1 broker in our market for the past 20 years! What my clients always want to know is how we get so many homes sold, and for the very best price.
I have put together a presentation to showcase all the different things we want to do to sell your home. I am going to give you copies of this presentation, so you can follow along and it will answer a lot of your questions.
My custom marketing program starts with professional photography. Magazine-grade photography and incredible photos that will showcase your home in the very best possible light. Bringing in a top photographer costs $500 but I’ll tell you it’s worth it because everything starts with amazing photography, and I want to make sure we have the very best photos!
Now I use that photography to create what is called a single property website. A website that is designed just for your home. Highlighting what makes your home so special including all the features, area amenities, attractions, and of course high-quality video will be included as well. I will then use that website to link on social media and across the internet. Coldwell Banker has literally thousands of professional contacts and I will share your home website via our E-property announcement. This will instantly put your home in front of clients, agents, lenders, inspectors, contractors, and everyone in the Coldwell Banker sphere of influence. I want to make sure everyone knows your home is on the market, the moment it goes live. This will get the ball rolling quickly and efficiently.
We are also going to create a virtual tour, and we use the virtual tour to promote your home on the Multiple Listing Syndication (MLS). This is one of the very best ways to get your home and property out there for everyone to see. In addition to the virtual tour, I will also be creating outstanding brochures that will showcase your beautiful home. Fantastic photography and all the information about your home are laid out in professional high-quality brochures. This way when prospective buyers walk through your home they can take a beautiful brochure to remind them of the great experience, views, and touring your wonderful property. This is so important because when that client goes back to their office and they are contemplating making a purchase; I want them to think of all the amazing features your home has to offer. These high-quality brochures really stand out and help make this happen.
In everything we do, we are looking to create as much exposure for your property as we can and to that goal, I would like to professionally produce a TV spot just for your home. We will air that every Sunday to get your home in front of as many people as possible. The next thing we will do is notify all of your neighbors that your home is on the market. You have probably seen those postcards saying “just listed” and the problem with those is many of them just end up in the trash so I have gone a different direction. It’s a bit more expensive but totally worth it, a large signed silver foil envelope with a real stamp that looks like a VIP party invitation. As they open it up, they will find a spectacular trifold with that beautiful photography that will showcase and feature your home in the best possible light. I have found that many times your neighbors have friends, co-workers, and relatives that would love to live in your neighborhood.
Another place we can often find a buyer for your home is on social media. Places like Facebook, Instagram, LinkedIn, and Youtube can all be great places to find your home buyer. We have an incredible tool called Boost by Homespotter, which allows us to target ads directly to people looking to buy your specific home. This tool is not only intelligent but also very powerful in finding an exact match for your property by targeting prospective buyers’ social media and news feeds with sophisticated ads. It truly is an incredible way to go one step further than anyone else.
Another way we can get your home seen is by featuring it in magazines and newspapers. Especially in subscription-based magazines, the reader is much more likely to see your ad because they are already paying for the subscription, which makes it much more effective. All of these tools are available and some of them can be a bit expensive, for example, a full-page ad in a subscription magazine can cost upwards of $5,000 per page. We can do everything or as much or little as you like but if we are going to do this, we should do it right, wouldn’t you agree?
I have also put together a list of all the top-producing active agents in your area. It’s my job to sell your home but one of the most powerful ways I have found to do that is by mobilizing the entire real estate community. I do this by sending out a notice to everyone who is active in the Real Estate community with updates about your property. This goes out to all the agents and brokers across your entire Real Estate market! I want to make sure everyone knows your home is live and on the market right away! Speaking of maximum exposure, rest assured your home will be featured online and on over 700 websites! I am going to make sure your home is featured on Zillow, Trulia, Realtor.com, Coldwell Banker.com, and many others!
I will keep you up to date with seller reports letting you know exactly what I am intending to do and showing you the progress and completion of each marketing strategy. Proving that all the things I say I am going to do, actually get done. And finally, once we do get your home sold I want to let all your neighbors know there is a new neighbor in town, welcoming them to their new home and community. I feel that adds a special touch and really solidifies the commitment.

And if we do our job right you should start receiving offers to purchase within days of listing. Right now homes we list are under contract within 20 days, you might even wonder why we need to do all of these things to get your home sold. These steps are important because about 15% of homes sold will fall out of contract for reasons ranging from inspections to loan periods. If for whatever reason the transaction falls apart then we have to go back and sell your home 2-3 times.
