My name is Nicholas Calvano and I have been a licensed Real Estate agent for over 20 years. Before we get started I would like to take a few minutes to get to know you and your needs. This way I know I am always aligned with your goals and I can customize our services for your specific situation. I would like to share a 10-minute presentation that will outline all of the services, reporting and marketing that we can offer. I am going to share with you exactly how my team and I will get your home sold quickly and efficiently, and certainly for the highest price.
My custom marketing program starts with professional photography. Magazine-grade photography and incredible photos that will showcase your home in the very best possible light. Bringing in a top photographer costs $500 but I’ll tell you it’s worth it because everything starts with amazing photography, and I want to make sure we have the very best photos!
Now I use that photography to create what is called a single property website. A website that is designed just for your home. Highlighting what makes your home so special including all the features, area amenities, attractions, and of course high-quality video will be included as well. I will then use that website to link on social media and across the internet so that customers, agents and brokers across the state and around the world will be aware of your new listing. We have literally thousands of professional contacts and I will share your home website via our E-property announcement. This will instantly put your home in front of investors, lenders, contractors and more; everyone in the Real Estate community will be notified via our sphere of influence. I want to make sure everyone knows your home is on the market, the moment it goes live. This will get the ball rolling quickly and efficiently.

We are also going to create a virtual tour, and we use the virtual tour to promote your home on the Multiple Listing Syndication (MLS). This is one of the very best ways to get your home and property out there for everyone to see. In addition to the virtual tour, I will also be creating outstanding brochures that will showcase your beautiful home. Fantastic photography and all the information about your home are laid out in professional high-quality brochures. This way when prospective buyers walk through your home they can take a beautiful brochure to remind them of the great experience, views, and touring your wonderful property. This is so important because when that client goes back to their office and they are contemplating making a purchase; I want them to think of all the amazing features your home has to offer. These high-quality brochures really stand out and help make this happen. In everything we do, we are looking to create as much exposure for your property as possible. For specific listings we like to professionally produce a TV spot just for your home that we will air every Sunday to get your home in front of as many people as possible.
Another place we can often find a buyer for your home is on social media. Places like Facebook, Instagram, LinkedIn, and Youtube can all be great places to find your home buyer. We have incredible marketing tools which allows us to target ads directly to people looking to buy your specific home. This tool is very powerful in finding an exact match for your property by targeting prospective buyers’ social media and news feeds with sophisticated ads. Rest assured your home will be featured online and on over 700 websites! I am going to make sure your home is featured on all the top websites like Zillow, Trulia, Realtor.com and many others! It truly is an incredible way to go one step further than anyone else.

Another way we can get your home seen is by featuring it in magazines and newspapers. Especially in subscription-based magazines, the reader is much more likely to see your ad because they are already paying for the subscription, which makes it much more effective. All of these tools are available and some of them can be a bit expensive, for example, a full-page ad in a subscription magazine can cost upwards of $5,000 per page. We can do everything or as much or little as you like but if we are going to do this, we should do it right!

Our goal is to give you the confidence and peace of mind, knowing all the things we are going to do to get your home sold, quickly and easily. With this plan in place many of my clients receive creditable purchase offers within days of listing. On average homes we list go under contract within 14 days, you might even wonder why we need to do all of these things to get your home sold. These steps are important because about 10% of homes sold will fall out of contract for reasons ranging from inspections to loans. If for whatever reason the transaction falls apart then we have to go back and sell your home again.
